Room to build the pool you really want
Out west, lots are bigger and the setting is more rural, and that changes what is possible. With room to spread out, you can have a large freeform or rectangular pool, a raised spa, a wide sun shelf, a big deck for entertaining, and space for a pergola, an outdoor kitchen or artificial turf. Many homeowners here start with an open lawn, so the backyard can be designed from scratch around the pool.
Rural lots bring their own planning. Long driveways and open yards usually make access easier, but septic systems, wells, drainage, canals and easements all affect where the pool, deck and equipment can go. We walk the property during your free consultation and design around all of it.
Pool renovations out west
Have an older pool? A renovation can bring it up to date: resurfacing, new tile and coping, a saltwater conversion, new equipment and lighting, or a new deck.

Which Government Issues Your Pool Permit?
This is the most important thing to get right out here, because “Loxahatchee” covers more than one jurisdiction. We check your parcel and file with the right office.
Town of Loxahatchee Groves: the Town’s Building Division, part of the Community Standards Department at 155 F Road, processes building permits. Since January 13, 2025, permits are filed through the Town’s online MGO portal and handled fully by the Town, with no resubmittal to the County.
The Acreage and unincorporated Loxahatchee: the Palm Beach County Planning, Zoning & Building Department, Building Division, through its ePZB online system or the Permit Center at 2300 N. Jog Road in West Palm Beach.
Arden: currently in unincorporated Palm Beach County, so permits go through the County. Annexation into Wellington has been discussed, so we confirm the jurisdiction at the time of filing.
For County permits, a residential in-ground pool is reviewed with engineered drawings. Electrical, gas and the pool barrier are separate sub-permits, and the County asks for an affidavit confirming the owner understands the pool safety barrier requirements. We prepare and file all of it.
The Acreage: Canals, Drainage and Easements
In The Acreage, the Indian Trail Improvement District maintains the canals, drainage and many of the roads, and it holds easements on many properties. Before we design, we check your survey for canal and drainage easements and keep the pool, deck and equipment out of them. We also plan the deck grading so storm water moves away from the house and the pool, which matters on flat lots during the summer rainy season.
Recent Projects in Loxahatchee and Arden
Loxahatchee, Hamlin Blvd: a new rectangular gunite pool built on an open lawn, with blue waterline tile and a light deck, finished inside a white fence with a privacy hedge.
Arden, Ember Ridge: a new gunite pool built from an open lawn. A compact track loader came in through the side yard, and the finished pool has waterline tile, a white paver deck and a gravel border.
Arden, Croft Mill Xing: a new gunite pool with light coping and a complete equipment pad with heater, filter, pump and controls.

Communities We Serve Out West
We build in the Town of Loxahatchee Groves, throughout The Acreage, in Arden and in the surrounding unincorporated Loxahatchee area. Arden and other newer master-planned communities have an HOA with architectural review for pools, decks and fencing, and we prepare the drawings they ask for. On larger rural lots without an HOA, the County or Town permit is the main approval, and we take care of it.
Because these communities are just west of our Wellington base on Canyon Way, we are close by for inspections and site visits throughout the build. Owner Chris Hetzel is on every job, so you have one person to call from the first visit to the final walkthrough, and the same person who designed your pool is there when it is filled.

FAQ
Loxahatchee & The Acreage Pool Questions
Do you build pools in Loxahatchee and The Acreage?
Yes. We have built pools in Loxahatchee and Arden, and we serve The Acreage and Loxahatchee Groves. We work only in Palm Beach County.
Is my pool permit through the Town or the County?
Homes inside the Town of Loxahatchee Groves are permitted by the Town. The Acreage, Arden and unincorporated Loxahatchee are permitted by Palm Beach County. We check your parcel and file with the right office.
Can you build near a canal or drainage easement?
We keep the pool, deck and equipment out of recorded easements and plan drainage so water moves away from the house and pool. The survey tells us where the easements are.
What about septic systems and wells?
We locate them during the site visit and design around them, keeping required separations in mind.
How long does a new pool take?
A typical new build takes under 3 months from dig to swim, once the permit is in hand.
How much does a new pool cost out west?
A typical new custom gunite pool runs $50,000 to $250,000, depending on size, features, finishes and your site. See our pool cost guide and financing through Lyon Financial.
